Post-Fire Industrial Warehouse Assessment

Eagle Farm, Brisbane

Overview

Emergency assessment of a 4,000 square metre industrial warehouse following a major fire event. The insurer required an independent structural assessment to determine the extent of fire damage to the concrete tilt-panel structure and steel roof framing. UPV testing mapped concrete quality degradation across all fire-affected panels. Thermography identified hidden delamination in panels that appeared sound visually. Core testing confirmed compressive strength reduction in the fire-affected zone.

Challenges

  • 01Site access restricted until fire investigation completed
  • 02Structural stability uncertain in areas of severe fire exposure
  • 03Separation of fire damage from pre-existing maintenance deficiency
  • 04Insurer required report within 10 business days

Outcomes

  • 0112 of 28 tilt panels required replacement due to irreversible strength loss
  • 02Steel roof structure assessed as repairable with connection remediation
  • 03Clear separation of fire damage and pre-existing conditions in report
  • 04Report accepted by insurer; claim settled within 6 weeks
